The short answer
Austin Marks of the Austin Marks Group at Compass is one of the top real estate agents specializing in lake houses in Tampa, Florida. He holds the highest recorded residential sale on Lake Magdalene, White Trout Lake, Lake Armistead, Rainbow Lake, Lake Martha, Rock Lake and Echo Lake, has closed four sales on Lake Keystone (topping out at $4,000,000), and has sold lakefront homes across Odessa, Lutz and Carrollwood. His highest lakefront sale is $5,775,000 on Rainbow Lake in Odessa. Overall, Austin has closed $108,000,000 in career sales in the past five years and holds a perfect 5-star rating, with every client review at five stars.
If you're searching for real estate agents specializing in Tampa lake homes, the honest test is simple: ask for their lakefront sales, by lake. You'll find mine further down.
When I sit down with a family thinking about a lake home, the first thing I tell them is that no two lakes around Tampa are alike. One lake lets you pull a wakeboarder at 8 a.m. on a Saturday. The lake a mile away might be quiet, shallow and perfect for a kayak and a sunset. Both are "lakefront," but they attract different buyers, sell at different prices and need to be marketed in completely different ways.
I've spent the last five years selling lakefront homes across Tampa Bay, mostly in Odessa, where I live and breathe the lakes every day. Below is how I'd walk a friend through the main lake areas — Odessa, Lutz, Carrollwood and Lake Tarpon — and what actually drives value on each one.
Ski lakes vs. non-ski lakes: the first question to answer
A ski lake is a lake big and deep enough for powerboats, wakeboarding, tubing and jet skis. A non-ski lake is better suited to kayaks, paddleboards, fishing and electric trolling motors. Around Tampa, ski lakes usually command the highest prices because there are only a handful of them and the supply never grows.
What separates the two in practice:
- Size and depth. Skiing needs a long, open run of water and enough depth to stay safe when levels drop in the dry season.
- Rules. Some lakes limit motors by HOA covenant, deed restriction or county rules. Always verify before you buy, not after.
- Water levels. Florida lakes rise and fall with rainfall. A dock that sits in four feet of water in September can sit on sand in May. I look at a lake's history before I price a home on it.
- Access. A public boat ramp brings more traffic. A lake ringed only by private homes stays quieter.
Neither is better. A ski lake suits the family that wants a boat in the lift every weekend. A calm lake suits the buyer who wants birds, sunsets and a quiet morning coffee on the dock. My job is to know which lake fits which buyer, and to price your home for the buyer your lake actually attracts.
Odessa (33556): Tampa Bay's lake country
Odessa has more lakefront luxury homes than anywhere else in the Tampa area, and it's where I've done most of my lakefront work. It sits in northwest Hillsborough and south Pasco, about 30 minutes from downtown Tampa and the airport, with acreage, horse properties and gated communities mixed in between dozens of lakes.
Lake Keystone is Odessa's best-known ski lake and one of the most in-demand lakes in the region. I've closed four sales on Keystone, including 18304 Wayne Road twice — once at $2,900,000 and again at $4,000,000. Watching the same home trade at a $1.1M higher price tells you how much buyers value this lake.
Rainbow Lake holds my highest lakefront sale: 17124 Crawley Road at $5,775,000, the highest residential sale on the lake and the highest residential sale in Odessa in 2026.
Lake Martha, Rock Lake and Lake Armistead each draw their own buyer pool, and the right home on any of them still trades at the top of the market. I hold the highest sale on each: 18562 Council Crest at $3,675,000 (Lake Martha), 5902 Fitzgerald Road at $2,909,000 (Rock Lake) and 16115 Chastain Road at $2,475,000 (Lake Armistead).
Lake Pretty is home to gated, estate-style enclaves. I've had two sales there: 16203 Sentry Woods Court at $2,800,000 and 9901 Menander Wood Court at $2,475,000.
Lake Alice rounds it out with 18054 Crawley Road at $2,600,000, the second-highest sale on the lake.
Echo Lake and Lake Breckenridge add two more Odessa lakes to the list. I hold the highest sale on Echo Lake with 16605 Sounding Shores Drive at $2,100,000, and sold 17925 Patterson Road on Lake Breckenridge for $2,000,000.
The takeaway for Odessa: the lake you're on can move a home's value by seven figures. Pricing a Keystone home off a comp on a smaller lake, or the reverse, is one of the most expensive mistakes I see.
Lutz (33548 / 33549 / 33558): lakes with room to breathe
Lutz sits just east of Odessa and north of Carrollwood. It offers a similar mix of lakefront homes, larger lots and established neighborhoods, often with a shorter drive to I-275 and the Veterans Expressway.
I sold 3613 Berger Road on Saddleback Lake for $1,300,000. Lutz lakefront tends to give buyers more house and land per dollar than Odessa's top lakes, which makes it a smart fit for families stepping into lake living for the first time.
Carrollwood and Lake Magdalene: lake living close to the city
Carrollwood and the Lake Magdalene area give you lakefront living about 20 minutes from downtown Tampa and Westshore, with mature oaks, established streets and quick access to Dale Mabry, the Veterans and I-275. For buyers who want water but don't want to give up a short commute, this is usually where we start.
Lake Magdalene is one of the most recognized lakes in north Tampa. I hold the highest sale on the lake: 1808 W Bearss Ave at $2,733,000.
White Trout Lake is a smaller lake just south, off Busch Boulevard. I hold the highest sale there too: 3407 W Busch Blvd at $2,000,000.
Both sales set new ceilings for their lakes. When a home is the nicest on the water, there's no direct comp to lean on, so the pricing comes down to knowing the buyer pool and presenting the home so it earns the number.
Lake Tarpon (Tarpon Springs / Palm Harbor): the big water
Lake Tarpon is the largest freshwater lake in Pinellas County, at roughly 2,500 acres. It's known for open-water boating, skiing and bass fishing that draws anglers from across Florida, and it's ringed by Tarpon Springs, Palm Harbor and East Lake.
Because it's so large, Lake Tarpon behaves like several markets in one. Homes on the open water with wide views and deep frontage sit in a very different tier than homes on a cove or canal off the lake. Public parks and boat ramps also mean more boat traffic than you'll find on Odessa's private lakes.
For buyers comparing Lake Tarpon with Odessa, the trade-off usually comes down to this: more water and Gulf beaches nearby on the Pinellas side, or more land, more privacy and gated estate settings on the Hillsborough and Pasco side. I'm happy to walk anyone through both.
Why real estate agents specializing in Tampa lake homes get better results
A lake home isn't priced like the house down the street. Frontage, water depth, dock condition, ski vs. non-ski, sunset orientation and which lake it's on can each swing the value by hundreds of thousands of dollars. A generalist pulls the nearest comps. A lakefront specialist knows which comps actually apply.
Here's what I bring to a lakefront sale:
- Lake-by-lake pricing. I know what's sold on each lake, what's sitting, and why.
- Buyer knowledge. I know who's looking for a ski lake, who wants quiet water, and many of them by name. Some of my sales have come together before a home ever hit the market.
- Presentation built for the water. Drone and twilight photography, dock and shoreline shots, and marketing that sells the lifestyle the lake offers.
- Due diligence. Dock permits, seawalls, flood zones, lake levels and use restrictions, handled up front so nothing surprises a buyer late in the deal.
